Snagging Inspections
Buying a home in Spain is perhaps one of the most important purchases you will ever make, so it's not surprising many opt for the apparent advantages of a new build. When you make your final payment and move in to your new villa you will be expected to carry out a ‘snagging check’, produce a snag list and ask your builders to correct the defects. house buyers see their new dream home through rose-tinted spectacles, at least initially and miss up to three quarters of the snags.
Ideally the snagging inspection will be carried out before you move in so that the developer will have time to address all the problems before you complete, but it can take place at any time in the early months of your purchase.
This is what we will do for you:
- Undertake your snagging inspection in a methodological fashion.
- We will carry out a 160-point check and provide you with two copies of our report within three working days of the inspection. You retain one copy for your reference and present the other copy to your builder.
- You are free to accompany us during our inspection, or we can carry it out in your absence once you have made the arrangements with your builder.
- The inspection will cover both external and internal aspects of your build.
It should be pointed out that we are not qualified architects and this is NOT a structural survey. It IS an important snagging inspection, but we cannot be held responsible for detecting structural defects which one would normally expect a full structural survey to detect.
